Birmingham-based SevenCapital has three major projects planned in the capital – in Kensington, Islington and the Isle of Dogs.
Subject to planning consents, the three project could deliver 1,000 new homes through a mix of new build and conversion.
Of the three pipeline projects, 100 Kensington, a new £500m (gross development value) residential development with 462 apartments, is the first to get planning consent. At 29 storeys, it will be the tallest residential tower in the Royal Borough of Kensington & Chelsea.
The other two projects are currently in the planning process, with Klein’s Wharf in the Isle of Dogs providing 375 new homes, and the £210m (GDV) Archway Campus in Islington delivering 178 flats.
SevenCapital was founded in 2009 by chairman Bal Sohal and managing director Damien Siviter. It has a £2.1bn portfolio of completed and pipeline projects. Its previous projects in Birmingham include St George’s Urban Village and adjacent Kettleworks in the Jewellery Quarter, providing apartments and townhouses. Other Birmingham schemes include St Martin’s Place, Fabrick Square and The Lansdowne.
SevenCapital is now expanding into London.
To deliver 100 Kensington, SevenCapital is working with real estate investment manager Mark Capital Management (formerly Meyer Bergman). With an architectural masterplan by John McAslan & Partners and detailed design by Corstorphine & Wright, 100 Kensington is located on a 1.7 hectare site and will provide 462 new homes, including 276 market sale apartments and 186 affordable homes complete with a 15,000 sq ft leisure facility, concierge, 25,000 sq ft retail and office premises and a podium garden.
Klein’s Wharf, off Westferry Road on the Isle of Dogs, fronting onto the River Thames, is currently in planning with proposals to provide 375 newly built homes across three buildings, including 40% affordable homes. The industrial site was originally occupied by the Fenner’s Oil & Paint Refinery, founded by Nathaniel and Henry Fenner in 1856, which operated up until around 1932, providing fuel and paint for the ships that berthed in London docks.
The Archway Campus is centred on a Victorian hospital building off the Archway Road in Islington. In 1998 the site was sold by the NHS to the Middlesex University and University College London and it became the Archway Campus, a medical training ground for students. In 2014 the campus was sold to Peabody and after being vacant for more than a decade it was acquired by SevenCapital who devised proposals and submitted a planning application last year.
SevenCapital’s restoration proposals will refurbish the key historic buildings and redevelop the remainder of the site to deliver 178 newly built and converted homes, 51% of which will be affordable. The scheme will include student accommodation in a new building providing 242 student rooms.
The Archway Campus architectural masterplan has been devised by Niall McLaughlin Architects.
