Mace signed for £200m City office retrofit

Mace will oversee the addition of four new lightweight floors to the existing 25-year-old eight-storey structure as well as external terraces and inset balconies to provide outdoor space on every floor. The entrance will also be expanded retail space relocated.

The result is to be 36,800 sqm of Grade A office, retail and ancillary spaces, increasing the lettable area by 20%.

Prioritising a reuse first approach, the £200m project will retain more than 70% of the existing building’s structure, with 95% of materials recycled or reused on-site, targeting a 66% reduction in whole-life carbon. Fossil fuel free during construction and operation, the building will incorporate air source heat pumps for heating, cooling and hot water generation.

The architect is Squire & Partners and structural engineer is Buro Happold. Cost consultant is Turner & Townsend Alinea and project manager is Gardiner & Theobald.

65 Gresham Street was built in 2000, designed by Sheppard Robson for Stanhope, replacing an earlier 11-storey building from 1956.
